Who is Piman Group company ?
Piman Group is a leading real estate developer in Khonkaen and Esarn region, established in 1972 and celebrating 4,000 housing units completed on 2004.
The company runs many housing projects around Khonkaen city, from small bungalow to big houses and condominium apartment. The service team consists of its own engineers, architects, financiers, servicemen, etc.
Where are the houses for sales?
With its extensive selections, those sales houses are spread over many locations, with varieties of size and style. If you have a specific location or style in mind, please mention it to our service persons. Our trained staffs will offer few suitable houses to choose and save you a lot of time and anxiety.
Our projects are tied to major locations such as the city business center, Bung Kaen Nakorn lake recreational park, KK university, Ring road and highway side on North/South/East/West bound. And many more.
How do I purchase a house here?
Once you make the decision to purchase a house from our offer, we may ask you for a reservation deposit and all detail you want to put on the contract. Then, we prepare a full house and land sales contract, taking 3 hours to 3 days. On the contract signing date, we exchange the paper and signature and ask for the down payment. The contract translation in English is provided for your understanding of the term.
During the construction period, if any, the down payment is due every beginning of month to complete the full down payment before completion. Generally, down payment is 10% for Thai customer with expected 90% mortgage, or 30%-50% for Foreginer customer who follow different payment plan.
Upon the completion of the house, the final balance is due to settle all payment, then we proceed to closing procedure or make transfer the title of ownership, or leasehold in some case.
If requested, the long term payment plan can be arranged for the due balance. In this case, the company will prepare a payment term schedule on monthly payment basis for term 3-5 years. The interest charge is applied, on reducing balance principle. The remaining balance can be paid up at any time without penalty fee. The interest rate is quoted upon the market condition.
How can I own a houses?
According to Thai law, a foreigner cannot own a land title, as a freehold. But he can own a leasehold for 30 years, extendable 30 years. Or, his wife can own that land, solely, not as a shared property. In some case, a foreigner can take part in the building ownership, but this is not a common practice.
In another way, a foreigner can form a Thai company, with Thai majority shareholders or proxy, to possess the land ownership.
How can I make payment to Piman Group?
Many methods of payment is set to facilitate our customers. some of those are:
– Credit card at the head office, with 100,000 Baht limitation.
– Cash or bank’s cashier cheque.
– Line transfer to our bank accounts, available domestic and from overseas.

What is the security of the sales contract and deposit?
The land sales contract is valid upon the agreement and signing, without the need of public solicitor. That means the contract paper states your right and is your security. The paper can be brought to court to file case with a certified lawyer’s assistance.
Moreover, the purchase of land under the Subdivision Land Act is favored by its consumer protection clause. The customer can brings the contract and receipt to the Land department to claim the right over the purchased property, eventhought the seller is absent.
The infrastructure work is also controlled by the Land office, that it can take over the work if the seller fails to complete it. However, many housing projects in the area is not legally arranged, hence not controlled by the government office. You may ask for the Subdivision Land certificate (Bai Anuyat Jadsun), on the Garuda letter head.
How the land size is measured?
Thai measurement of land is based on an armlength (Wah) basis. As one Wah or one armlength is two metres. The basic unit of land area is square wah, that equals to four square metres, or roughtly 44.4 sq.ft.
How can I get more discount?
The offer price is genrally based on a cash price, with some interval of payment. The company try to make the best offer for our value customers, and focus on making value to the customer’s property investment. We do have some promotional discount or gifts, and should be offered straight away especially to foreigner customers who have limited time on house purchase.
However, more discount can be provided for the cash payment or early payment term. And some trade-off for gifts and allowance for the building cost.
How can I get a bank mortgage?
Thai commercial banks generally provide mortgage to Thai people, who has sufficient and constant income over the repayment period. It is not common to give mortgage to a foreigner or his wife.
However, if the source of constant income is prooven and some significant amount of down payment is paid, it is negotiateble to get a bank mortgage, with very attractive rate. Please contact our staff for assistance, and prepare paper document of income proof and bank statement, domestic or oversea. In any circumstance, it’s worth a try !
